Specialist Coach House Insurance – Can I insure as a Flat or a Detached House? I cannot find an option for Coach House?

If you have a coach house property, with leasehold garages or carports underneath you need a specialist coach house buildings insurance policy. Not all insurers offer this type of insurance – you most certainly cannot buy it online.  If ‘Coach House’ – is not available in the drop down options for property type – then the insurer does not offer it.  You cannot cover a Coach House as a Detached House, or a Flat – as that would be incorrect and in the event of a claim the insurer would refuse to pay out. If you Drive a Land Rover – you do not specify the car as a BMW, and if you did you would expect the policy to become void in the event of a claim – and home insurance is exactly the same.  You must accurately detail your property, and make sure your documents reflect the facts.  It is your responsibility to ensure your policy meets your needs and is correct – not the insurers.  Coach House buildings Insurance | Coach House Insurance

If an agent on the phone has told you it would be ok to select detached and they have noted the garages on your account – that is not good enough.  The claims team will not care what an agents said on the phone once upon a time. They will not cover the liabilities involved to the leaseholders if they didn’t know about them and they are not specified on your documentation. Insurers are a business, and not a charity and if they can avoid paying they would do. There is no goodwill gestures when it comes to total loss claims.

Always make sure you take out Specialist Coach House Insurance to ensure the legal liabilities you have towards the leaseholders are fully covered in your home Insurance – you also need Impact and Collision cover incase a leaseholder causes structural damage to the building when using the garages!
