How to Insure a Coach house?

You must contact a coach house specialist.  Coach house insurance is a niche and specialist product, and it is not available from main stream insurers.  You may not be aware of this right away but will soon become apparent to you when you explain about the freehold/leasehold garages and carports and the insurance specialist hasn’t a clue what you are talking about, and says crazy things like – ‘Im sure that will be ok!’.  Would you ask you current insurer to do you a favour and make an exception if you had a thatched roof?  No, you would contact a specialist thatched roof insurer so you know your policy meets the needs of the property.  Would you accept the Insurer listing your BMW as a Fiesta on your car insurance policy because they don’t have an option for BMW’s?  No – you would want to see your documents accurately reflect the fact you are insuring a BMW.

There is no goodwill, and no charity insurance pay outs – if your documents are wrong, your insurance is void and the insurer will reject your claim because they are a business who doesn’t pay out if they can avoid it. Please don’t be fooled by an agent saying things like ‘ive checked and they said it will be ok as a flat’, because the claims team wont care what someone said once upon a time on the phone – your policy being accurate is your responsibility – not theirs.  Check the small print and you will see on every contract that ensuring your policy is accurate and meets your needs is on you – and if it is not correct the responsibility is not the Insurers – that’s how Insurers get away with refusing claims.

If you contact a specialist insurer you will get sound advice and guidance, speak to an agent that knows exactly what property you have, will understand exactly what insurance you need – making sure you get a policy you can claim on and is valid for your property.  Coach house insurance is not more expensive than regular insurance within reason – if you are expecting it to compete with a standard policy that is not fully comprehensive, has not got contact centres and only offers online chat support – then it will be more expensive!  Coach House Insurance has to provide excellent service, access to guidance and advice, requires agents to be qualified to advise – and all this costs money of course.  But averagely  is not more expensive than regular home insurance.

Contact a Coach House Insurance company –  in return you will get a specialist.  They will ask you to explain your coach house set up in terms of the freehold and leasehold garages/carports, and will ask you to advise if there are any underpasses etc…with so many combinations of coach house it’s a vital question and a great indicator that the agent you are speaking with knows what they are talking about.  They should be able to produce a quote instantly – as it is their main business, and reassure you that Insurance is available and affordable.
